Your Santa Fe home is likely one of your biggest investments, and if you’re considering selling, you want to be sure you pick the best time to do so. So is now the right time? Is this latest surge in home-buying going to continue? Would next summer be better?
None of us has a crystal ball, but now looks like a great time to sell your home if you’ve been on the fence about it. The fed continues to play with us, talking vaguely about increases in interest rates over the next few months. The Wall Street Journal reported yesterday that it’s not necessarily a question of when, since the promise seems to be that there definitely will be a rise in rates before the end of the year. Will it be September? December? We don’t know.
The more important question appears to be how quickly they’ll rise in 2016. WSJ claims that the rise will be slow.
All that aside, any increase in interest rates will effect buyers searching for homes in Santa Fe. We’ve had a huge bounce in Santa Fe homes sales this year. According to the Santa Fe New Mexican, homes sales in the first six months of 2015 were up 11.8% over 2014 and 23% over 2013. Those are big numbers for a housing market that has been in a bit of a slump over the past six or seven years.
So is now the best time? If your method is to follow financial markets, yes. If you need to relocate, yes. If you need to catch the wave of buyers that’s showing up every week this summer to find their Santa Fe dream home, definitely.
Give me a call and we’ll talk about your specific neighborhood. Some areas are in higher demand than others, but if we price right and market well, selling now is a great way to recap your investment dollars.
