Right now it’s the end of February and most sellers who call say they’re thinking about waiting until May or June to list their home. When it comes to conventional wisdom, the most often touted months for successful listing are spring and early summer. After all, these months are traditionally associated with more buyer activity, longer daylight hours and the promise of a fresh start.

However, in a unique market like Santa Fe, waiting isn’t necessarily the best strategy. In fact, selling your Santa Fe home right now may be advantageous for many reasons. Let’s talk about why:

Santa Fe is more than just a place to live – it’s a lifestyle. Because of it’s rich history, thriving arts scene, and  amazing outdoor life, Santa Fe attracts a large variety of buyers.

Right now, I have buyers showing up who have visited at least three times. They’ve been here for Indian Market or the Santa Fe Wine and Chile Fiesta, during peak seasons. One couple has done the Santa Fe Opera season the past five years.

And interestingly enough, three different buyer groups are here right now for Santa Fe Restaurant Week.

They’ve experienced the busiest of times in town. Now they pride themselves in being here and living like a local, so much that they’re considering a home purchase. This is when Santa Fe appeals to them the most. Crisp winter morning followed by afternoon sunshine on downtown patios, perhaps under a heater if needed, are what they’re loving most right now.

The charm of Santa Fe isn’t confined to a season. This year-round magnetism translates into an always robust buyer pool even during period typically considered off peak in other markets.

The Santa Fe real estate market is experiencing a health level of buyer activity. While my experience is anecdotal, trends show that with only 421 single family homes on the market in Santa Fe County, there’s little inventory with which you’ll be competing. When supply is this tight and demand remains strong, sellers can find themselves in a prime position to negotiate and close great deals.
